Major Line Solutions flagship product is offered through the industry’s most advanced table funding platform. Fix and Flip loans provide a reliable funding source for investors to purchase, renovate, and rent or sell homes consisting of 1-4 units.
Fix and Flip Terms
• Term: 12 months standard, 18 month option case-by-case
• Rehab/Construction Financing: Up to 100% of rehab budget
• Maximum LTC: Up to 90% of purchase price
• Maximum LTV: Up to 75% ARLTV
• LTV vs LTC: LTC used for lopsided projects where rehab exceeds purchase
• Recourse: Full Recourse Only
• Loan Amount: $50K – $3MM
• Loan Purpose: Rehab loan for non-owner occupied residential investment property
• Borrower Type: Entity required
• Property Types: Attached or detached SFR, 2-4 units, townhomes, warrantable condos

Ground Up Program
• Maximum LTC: Up to 75% of lower of land value or purchase price (60% if unpermitted) plus 100% construction

• Recourse: Full Recourse
• Interest Reserve: Minimum 1 month
• Experience: 1-2 ground-up projects required
